Rent deposit help in East Staffordshire from council bonds and loans

Financial assistance in East Staffordshire from the council can help the homeless and low income with paying a deposit as well as rent in advance on a new private accommodation. A combination of bond guarantees or loans from credit unions are used for housing costs.

Many other services are provided as well to residents. Clients of this scheme may also be able to have access to affordable homes that are provided by the local Housing Associations. Tenants will also receive advice on addressing the cause of the crisis as well as to help them main stability.

The different non-for-profit organisations and councils in the district partner together in an effort to help the people that are struggling. The aid is for those that meet the guidelines of needing urgent housing. This includes individuals that are faced with homelessness, those living in temporary housing, and the currently homeless that may be sleeping rough. The loans can also be used to help individuals that have to move on due to an Improvement Notice or some other determination from the council.

The assistance is provided as part of the Tenancy Finance Scheme. In many cases, individuals with a local connection to East Staffordshire struggle to pay deposits that are required by a landlord for a new flat, and this scheme to help them address those problems.

It can be challenging for individual to pay all of the costs that are required, such as moving and deposits, for establishing a new tenancy. The council therefore created this programme in an effort to help people that would otherwise be struggling. The aim is to prevent them from becoming homeless in the future.

Funds available from Tenancy Finance in East Staffordshire

An assessment will need to take place by the Housing Options department. Any assistance is not for those people who want to move on their own, but it is only for families considered in urgent need or those that are resettling. Depending on the results of assessment, the applicant will either be provided a loan for paying their rent or, in some cases, a bond which will guarantee the deposit that is due from the landlord. In either case, rent on the tenant’s property will need to be affordable.

Any loans paid out to the client are done so in partnership with East Staffordshire credit unions, such as Money Spider. There is a limit to how much a prospective tenant can borrow, and it will normally be only one month’s worth of a deposit. The Money Spider Credit Union may also provide them money to buy furniture or to pay for moving costs.

In some cases, the council in East Staffordshire will guarantee a bond on behalf of the tenant. It will be in effect for up to two years, and the tenant will need to agree to save money and budget during this time. In some cases they will need to repay a portion of the bond per the terms of the scheme.

This will be for individuals that are very low income and that can’t borrow money from a credit union, as indicated above. For the bond to be used for a deposit, the tenant, landlord, and council all need to agree to using this form of financing as well. The bond will guarantee any damage to the property, address any rent arrears that may be due, and help the landlord enter into a tenancy with the person.

Affordable housing in East Staffordshire

While forms of financial assistance may be provided by the Tenancy Finance scheme, however tenants still need to live in an affordable home. So the council partners with the local Housing Associations to provide people options on this. There are several private accommodations that families can select, including some for single parents, singles, and others.

Examples of the properties include Derwent Living Flats (which is for older people), Orbit Heart of England for single people, Bromford Flats and Homes, and Tent Housing. There are other sites also operated by the Housing authorities, and the council can provide referrals.

The aim of these services is to prevent homelessness by keeping the rent payment low and resettle people as well.
