South Holland District loan help with deposits and rent in advance

The council in the South Holland District has a scheme in place that will issue low income families a loan to pay for a variety of housing expenses, such as a deposit. The local authorities will then set the repayment schedule based on a portion of the benefits that the client is receiving as part of their housing benefits. So this is a more unique approach taken to end homelessness in the district.

Any funds issued from the council will only to for families either currently on benefits or that are waiting for approval. The applicant can also be homeless or threatened with eviction, and of course they also need to be low income.

Anyone applying for help from the council needs to apply at the District office. A full assessment and interview will then take place. Proof of income, including benefit books and wage slips will need to be done. This information is used on the repayment schedule that will be put into place for the loans. Also, the council will only assist people with a connection to South Holland, and they need to work or live in the district.

The South Holland District housing team can either help the family find private housing, or if a home has already been selected, then they will need to ensure it is affordable and safe to live in. So an inspection of the property will need to occur. They need to ensure a valid gas safety certificate is in place as well. Also, a tenancy agreement should not be signed until the council reviews it. So before a loan is issued, there are many steps to take when applying to this scheme.

Loans and housing assistance from South Holland District

The council will issue money to pay for the move in deposit. The funds can also be used for any rent in advance due to the landlord. As noted, the amount paid will depend on many factors, including the amount of housing benefits that the tenant may receive in the future. As they will use that government aid to repay the loan due to the council.

If a low income family needs help in the application process for benefits, then the South Holland housing authority can arrange that too. They assist with form filing and can even fast-track an application in some cases. So this process will help the South Holland council determine how much to issue as a loan, and what the repayment terms are.

At the end of the application process, the housing term will sign the loan agreement with the prospective tenant. The payment plan will be part of this agreement as well and it will state how much money needs to be repaid and when.

All funds for a deposit are paid to the landlord. This will cover any future damage that may occur or arrears on the home. As far as assistance for the first month’s rent, if the tenant was eligible then this amount will also be sent directly to the landlord. At the end of the tenancy, if the landlord of the property needs to do any repairs, they get to keep the deposit and the tenant needs to repay the council.

Loans and any other form of housing assistance will give priority to South Holland District residents who are homeless or threatened with it.
